August was a solid month for the Torrance real estate market but  both the number of homes that sold and the prices they sold for dropped from the previous month.  August 2025 saw a month over month decrease in the number of homes that sold with 82  home sales in August compared with 92 sold homes in July and 84 in June.

Only 3 of the 82 homes that sold were in Old Torrance.

The average Torrance home price (sold price) was $1,110,152 which was down quite a bit from $1,206,739 in July and $1,242,082 in June.

Homes averaged $718 a square foot in August compared to $742 in July.  Homes averaged 39 days on market (DOM) before going into escrow.

It was a great month for both the number of homes that sold and the prices that they sold for in Torrance last month.   There were 84 closed home sales in June compared to 80 in May.

The average “list” price of the homes that sold  was a VERY impressive $1,233,058 with the average sale price at $1,242,082  compared with $1,118,059 in May.

Homes averaged only 28 before going into escrow.
