March Real Estate Stats in Torrance

Take a look at the real estate market in Torrance  for March.  It was another big month in terms of both the number of home sales and the median prices.  There were 133 closed sales which is a huge number.  The median home price for sold home homes was $923,000.

What Are the Latest Real Estate Trends in Old Town Torrance?

Let’s take a look at the very latest real estate trends and statistics for the Old Town Torrance market.  As knowledge is half the battle we hope that this information makes you a more informed home buyer or home seller.    Real estate trends can help determine current values or even when the appropriate time to list and sell your Torrance home. The information below is intended to help you get a better understanding of what is happening in the market.

The chart below shows the number of active listings (light green) sold homes (dark green) and pending home sales (red line)  The greater the discrepancy between active homes and sold homes indicates a buyers market and when the numbers are closer a sellers market is indicated as inventory is down.

The chart below shows the average price per square foot. Square footage in the South Bay often doesn’t mean as much as in other markets as values can vary so dramatically due to things such as proximity to the beach, views, specific neighborhoods.

The chart below shows the average days on market per month as well as the % of list price that homes sold at.  A high % indicates a sellers market as home sell at, or above list price.

The chart below shows the average price for listed home sales in relation to the average price for sold homes.

The chart below indicates the months of home inventory based on closed home sales.  Buyer’s market: more than 6 months of inventory  Seller’s market: less than 3 months of inventory  Neutral market: 3 – 6 months of  inventory

Maybe Not in Old Torrance but a Historical Masterpiece Indeed in the Hollywood Riviera

One of the great aspects to the area of Old Town Torrance is the abundance of historic homes.  The incredible craftsman homes lining these great streets are incredible and unlike other areas, they’re more often restored than knocked down.  Although we keep most of our focus to this specific section of Torrance, this home in the Hollywood Riviera is most definitely worth mentioning.  The historic Clifford Reid house at 124 Via Monte Doro is like stepping back in time.   This is a truly remarkable home evoking the early days of this great neighborhood and was the first home built in what is now called the Hollywood Riviera.   It was built in 1928 by Clifford Reid, the visionary developer of the Hollywood Rivera.    The home sits on a 22,000 foot lot making for a spacious estate with incredible outdoor areas and a look combining the Italian Riviera and Hollywood in it’s heyday.  Over the years it has been   lovingly restored and masterfully recreated combining old world craftsmanship with todays modern features. The home features 6 bedrooms, 7 bathrooomd and over 6,700 square feet of living space.
