June real estate – See the homes that sold in TorranceJune 2022 home sales in Torrance

Welcome to the month that was for home sales in the South Bay city of Torrance CA.  June saw 111 homes sell and close escrow during the June of 2022.  That was a really solid month and was up slightly from the 109 homes that sold in May.

The average “asking” price for the homes that sold during June was a very impressive $1,013,623 with the average sales price at $1,063,298 meaning that homes generally sold well over the initial asking price.

The average price per foot for the month was $726. The average days on market was a very short 11 before going into pending status.  See how that compares with other months on our Torrance real estate trends and statistics page.

The highest price home sale of the month was for an oceanfront single family home in the Hollywood Riviera at 517 Paseo De La Playa that closed at an impressive $7,050,000.

What a month it was for home sale in Torrance

April was another incredible month for both home sale volume as well as the prices that they sold for in Torrance CA.  There were 129 on market home sales during April 2022 which was up from the 107 that sold in March.

The average “asking” price for the homes that sold during March was $970,531 with the average sold price an impressive $1,048,230.  This meant that properties generally sold WELL above the list price.

The Torrance real estate market was certainly slower in February with only 71 homes selling during the month which was down quite a bit from the usual.  The median price of the homes that closed escrow was $916,000 and averaged only 14 days on the market before going into pending status.

Welcome to the real estate recap to start off the year in the Torrance real estate market.

Not surprisingly, January was a pretty month for home sales and home prices in Torrance CA.  There were only 73 on market sold homes compared with 111 the previous month.

The average “list” price was $923,394 with the average sold price at $963,193 meaning that homes generally sold WAY over the asking price. The average price per foot for the month was $664. Only 51 Homes for Sale in All of Torrance as of 11/25

It’s been clear for months that the inventory of “active” listings in the South Bay and Torrance has slowly been declining.  According to realtor and Torrance specialist Keith Kyle with Vista Sotheby’s International, “this is the lowest number of active listings that I can ever recall dating back beyond ten years.  We have seen this lack of available housing inventory in over a decade.”

Each month both closed home sales and new escrows are at peak numbers but “new” listings just can’t keep up with the unceasing housing demand.  As of Thanksgiving,  there are only 51 active listings on the MLS in all of Torrance which is not good for buyers in any way shape or form.  Last October there were 88 homes for sale which was historically lower than normal.  This is definitely not good news for Torrance home buyers and is certainly not going to help with the housing crunch and unceasing demand.  See the Torrance real estate trends over the past 15 months to see just how low that is in comparison.
