Welcome to the real estate review for February 2022. The Torrance real estate market was certainly slower in February with only 71 homes selling during the month which was down quite a bit from the usual.  The median price of the homes that closed escrow was $916,000 and averaged only 14 days on the market before going into pending status.

Torrance Real Estate Market – January By the Numbers

Welcome to the real estate report for Torrance for the first month of 2022.  Let’s take a quick look at the Torrance real estate market and how the year started off.  It was a very slow month in terms of homes that sold and closed escrow.  There were only 75 on market home, townhome and condo closing escrow during the month.  This was not unexpected as the number of homes that went pending in December was very low.  It was not an indication that the market is slowing at all and actually was due to the record low inventory of homes for sale towards the end of 2021.  The median sales price was $915,000 and homes averaged a very brief 20 days before going into pending status.  See how this compares with other months on our Torrance real estate market trends and statistics area.

Only 51 Homes for Sale in All of Torrance as of 11/25

It’s been clear for months that the inventory of “active” listings in the South Bay and Torrance has slowly been declining.  According to realtor and Torrance specialist Keith Kyle with Vista Sotheby’s International, “this is the lowest number of active listings that I can ever recall dating back beyond ten years.  We have seen this lack of available housing inventory in over a decade.”

Each month both closed home sales and new escrows are at peak numbers but “new” listings just can’t keep up with the unceasing housing demand.  As of Thanksgiving,  there are only 51 active listings on the MLS in all of Torrance which is not good for buyers in any way shape or form.  Last October there were 88 homes for sale which was historically lower than normal.  This is definitely not good news for Torrance home buyers and is certainly not going to help with the housing crunch and unceasing demand.  See the Torrance real estate trends over the past 15 months to see just how low that is in comparison.

What a month it was for both home sales and home prices during the month of September.  The 146 home sales was the most since June of 2017.  See how it compares with other months on our Torrance real estate trends and stats page  showing the past 15 months.

There were an amazing 146 on market property sales which makes for an incredible month. The average list price was $927,086 with the average sold price at $971,333 meaning homes sold well over the asking price. Homes averaged only 17 days on market before going into escrow.

The highest price of the month was for 17010 Van Ness which was an old craftsman home and several additional buildings that were on an enormous 30,000+ foot lot that was once a dairy farm.

The Year in Review – Torrance Real Estate Market Recap 2020

Welcome to the real estate recap of the year that was in the Torrance real estate market.  It was an amazing year for real estate and home sales in city of Torrance CA.   Below are the important numbers at a glance.

There were 1144 on market home sales during 2020 compared with 1204 in 2019.  The median sales price was an impressive $835,000.  Homes averaged a very brief 24 days on market and the average price per foot was only $533.  For more detailed month by month stats see our Torrance real estate market trends and statistics page.
