What’s Happening in the Torrance Real Estate Market?

Just like all cities and towns, the coronavirus uncertainty has impacted real estate in Torrance CA as well.  We’re probably far more insulated than some other areas but there’s no doubt it’s playing a large role in the current market.  April saw the fewest number of pending home sales in the past few years with only 45 homes going into escrow.  Compare that with 11 pending sales a year earlier and it’s pretty clear we’re entering a much slower market. The real estate market in Old Torrance was equally impacted with only 1 home entering escrow during April compared with 4 the previous April and 5 just a month earlier.

The chart below shows the number of active listings (light green) sold homes (dark green) and pending home sales (red line)  The greater the discrepancy between active homes and sold homes indicates a buyers market and when the numbers are closer a sellers market is indicated as inventory is down.

The chart below shows the average price per square foot. Square footage in the South Bay often doesn’t mean as much as in other markets as values can vary so dramatically due to things such as proximity to the beach, views, specific neighborhoods.

The chart below shows the average days on market per month as well as the % of list price that homes sold at.  A high % indicates a sellers market as home sell at, or above list price.

The chart below shows the average price for listed home sales in relation to the average price for sold homes.

The chart below indicates the months of home inventory based on closed home sales.  Buyer’s market: more than 6 months of inventory  Seller’s market: less than 3 months of inventory  Neutral market: 3 – 6 months of  inventory

By The Numbers – April Home Sales & Prices in Torrance

While the coronavirus definitely impacted the Torrance real estate market, the impact on Torrance was fairly limited for April.  In April 2020, Torrance had 81 home sales for the  which was well below the 99 sold homes from this time a year ago but still a solid number compared with the dropoff in some other cities.  The median list price for the homes that sold was $789,000 with the median “sold” price of $779,000 indicating a strong seller’s market.

• Up 24.4% compared to last month
• Down 32% compared to last year

Home Closed in April 2020: 79 units.
• Down 9.2% compared to last month
• Down 20.2% compared to last year

Home Placed under Contract in April 2020: 45 units.
• Down 43% compared to last month
• Down 59.1% compared to last year

Housing Inventory in Old Torrance Extremely Low

If you’re looking to purchase a home in the neighborhood of Old Torrance you may have to wait a little longer.  The number of active listings continues to go down and compared with March 2019 the difference is striking. There were 20 active listings on the MLS in March of 2019 compared with only 6 active listings this year.  Currently as of 4/20 there are only 5 available properties.  View all of the Old Torrance real estate statistics and trends.  The trend was pretty consistent city wide with the current homes for sale in Torrance almost half of the previous year.

Let’s Explore – South Torrance Real Estate and Homes for Sale

South Torrance, which is located just north of the Palos Verdes foothills and just east of Redondo Beach, is one of the most sought after neighborhoods in all of Torrance.  It’s close enough to the beach to get the cool ocean breezes, but is often spared from the early summer fog making it just about ideal.   The area offers great schools and a real “community” feel with tree lined streets, appropriately sized home (few McMansions) and a friendly vibe.

One of the highlights is a tract known as Seaside Ranchos which is locally famous as the “Christmas Lights” area every December.   This neighborhood also has some very large lots meaning unique homes with incredible outdoor areas.

Choosing a Realtor – Advice for Home Sellers in Old Torrance and the South Bay

Deciding to sell your home is a very big decision.  Whether it’s the home you’ve lived in for 30 years, a rental property, or a secondhome…..it’s a big decision with a lot of implications.  Choosing the right realtor is critical.  It’s not necessarily just about getting the highest price (although that’s usually the priority) but also about who can make the process the least stressful, who you can trust to put your best interest ahead of theres, who can help you navigate the challenges that lie ahead.

While all of that is very important the bottom line is usually…..the bottom line.  Getting the most for your home means doing what it takes to stand out, to look sharp, to capture the attention of prospective buyers.  It’s important to do a little research…even when a friend or colleague gives you a name.

So where to start?

Our advice as to the first thing to do when researching a listing agent is look up some of their old listings.  There’s such an obvious disparity between the good listing agents and mediocre (or just plain bad) realtors that it’s usually not too difficult to determine which is which.  Ask to see their past listings to see how they helped prepare the home, how they presented the home, and whether they took pride in their work.  Every agent wants to get a home sold, but great listing agents understand that each listing is a reflection of them and their level of expertise and professionalism.  Looking over past listings it’s easy to see…..did they simple snap a few pictures or did they use a professional photographer, did they create any video to make your home stand out, did they take the time to prepare the home for both photos and showings/open houses (i.e. did they have everything looking it’s best or were they too lazy to move the trash can out of the photo).

Once you see who puts the extra effort you can start interviewing from there.  You’ll know the good or great ones quickly and equally important…you’ll know who is just going through the motions or just plain bad at what they do.
