Old Torrance Real Estate and Homes for Sale

Old Torrance CA Real Estate and Homes for Sale

What’s Happening in the Old Torrance Real Estate Market?

July 27, 2020 by admin Leave a Comment

It’s been an unusual year for real estate in Torrance and the neighborhood of Old Torrance.  How could it not be with all that’s going on in the world.  Pandemic, protests, and the economy are bound to play a role as confidence is such an integral part of when people buy or sell homes.  The chart below shows the past 15 months of real estate in Old Torrance.  The light green bar is the number of “active” listings each month with the red line being “pending” home sales and dark green being the number of homes that have sold in Torrance each month.  June jumped up nicely from the ONE home sale in Old Torrance during May.  There were 10 home sales in June and just as importantly 11 homes went into escrow meaning the July home sale number should be even better.  To see other charts and statistics visit our Old Torrance real estate trends and statistics to see the number of sales, average price, days on market and more.

Choosing a Realtor – Advice for Home Sellers in Old Torrance and the South Bay

April 11, 2020 by admin Leave a Comment

Deciding to sell your home is a very big decision.  Whether it’s the home you’ve lived in for 30 years, a rental property, or a secondhome…..it’s a big decision with a lot of implications.  Choosing the right realtor is critical.  It’s not necessarily just about getting the highest price (although that’s usually the priority) but also about who can make the process the least stressful, who you can trust to put your best interest ahead of theres, who can help you navigate the challenges that lie ahead.

While all of that is very important the bottom line is usually…..the bottom line.  Getting the most for your home means doing what it takes to stand out, to look sharp, to capture the attention of prospective buyers.  It’s important to do a little research…even when a friend or colleague gives you a name.

So where to start?

Our advice as to the first thing to do when researching a listing agent is look up some of their old listings.  There’s such an obvious disparity between the good listing agents and mediocre (or just plain bad) realtors that it’s usually not too difficult to determine which is which.  Ask to see their past listings to see how they helped prepare the home, how they presented the home, and whether they took pride in their work.  Every agent wants to get a home sold, but great listing agents understand that each listing is a reflection of them and their level of expertise and professionalism.  Looking over past listings it’s easy to see…..did they simple snap a few pictures or did they use a professional photographer, did they create any video to make your home stand out, did they take the time to prepare the home for both photos and showings/open houses (i.e. did they have everything looking it’s best or were they too lazy to move the trash can out of the photo).

Once you see who puts the extra effort you can start interviewing from there.  You’ll know the good or great ones quickly and equally important…you’ll know who is just going through the motions or just plain bad at what they do.

Spruce Up Your Landscaping to Attract Home Buyers

4 Landscaping techniques to impress home buyers and make your home stand out.

Add Some Color
Plants and flowers can give your homes a more welcoming appeal.   Don’t forget that the curb appeal is the first thing buyers see when they arrive and the last thing they see when the showing is over.  Adding some color greatly improves the curb appeal.

Mulch to make it look fresh
Add mulch to plant beds to keep the landscape looking fresh, well-taken care of and to add a splash of color.    It’s an easy and inexpenive way to make everything look new.

Use Decorative Architectural Elements
Gates, shutters, grilles, columns and doors all say something about a house. If they’re in great shape, well-painted and rust free, they indicate that the home has been well maintained and cared for.

Size the Landscaping for the Size of the Home

Great landscaping can win over a buyer’s heart as it can dramatically improve the curb appeal. You want the property to look fresh and alive but landscaping should not overwhelm or diminish the look of the property. A common mistake is overgrown shrubbery and unpruned trees. On the opposite end, if the house is brand new and needs some curb appeal, choose plants and trees that will complement the look of the home.  Don’t go too small, however, as it will be counterproductive initially.  While it may look great in the long term, it may make for an unfinished look while on the market.

Think You Can’t Downsize Because Your Property Taxes Would Go Up?

November 8, 2018 by admin Leave a Comment

If you think you can’t sell your Old Torrance home and buy something elsewhere due to your property taxes going up, we have information that might really help.

California Propositions 60 and 90

PROPOSITIONS 60 and 90 are Constitutional initiatives passed by California voters. They provide property tax relief by preventing reassessment when a senior citizen sells his/her existing residence and purchases or constructs a replacement residence worth the same or less than the original. They were enacted to encourage a person, age 55 or older to “move down” to a smaller residence. When a senior citizen acquires a replacement property worth less than the original property, he/she will continue to pay approximately the same amount of annual property taxes as before.

Proposition 60 allows for the transfers of a base year value within the same county (intracounty). Proposition 90 allows for the transfers of a base year value from one county to another county in California (intercounty) if the county has authorized such a transfer by an ordinance.

How Do These Propositions Work?

If he/she qualifies, when the senior citizen purchases or constructs a new residence, it is not reassessed. The Assessor transfers the factored base value of the original residence to the replacement residence. Proposition 60 originallyrequired that the replacement and the original be located in the same county. Later, Proposition 90 enabled this to be modified by local ordinance. Los Angeles County enacted an ordinance to provide that when the replacement is located in Los Angeles County, the original property may be located in any other California county.

Who Qualifies?

The seller of the original residence, or spouse who resides with the seller, must be at least 55 years of age at the time of the sale.

When Are These Propositions Effective?

The replacement residence must have been purchased or constructed on or after November 5, 1986 if the original was located in Los Angeles County. The replacement residence must have been purchased or constructed on or after November 9, 1988 if the ongmal was located in any other California county. Claims must be filed within three years following the purchase of the replacement residence.

Were Are Claim Forms Available?

Forms are distributed at Assessor’s public counters, in Room 225 of the Kenneth Hahn Hall of Administration, and in district offices. If you need additional information, call (213) 893-1239. The forms may also be available online at the various county assessors websites.

Counties Accepting Prop 90 Transfers:

As of November 7, 2018, the following ten counties in California have an ordinance enabling the intercounty base year value transfer:

Alameda
Los Angeles
Orange
Riverside
San Bernardino
San Diego
San Mateo
Santa Clara
Tuolumne
Ventura
