One of Torrance’s great neighborhoods is the Hollywood Riviera along the coast as you head up onto the Palos Verdes Peninsula. There are countless reasones this is such a spectacular place to call home but here are just a few: proximity to the beach, hilly topography meaning many of the homes have incredible views, hillside overlay restrictions limiting construction which preserves views, breezes and light, reasonable sized houses keeping the area from getting overbuilt, and a great community feel centered arount the Riviera Village shopping area. 2019 Real Estate Recap – Home Sales and Home Prices for Old Torrance
2019 was a solid year for real estate and home sales in the Old Torrance neighborhood of Torrance CA with 96 on market home sales during the year. The median “list” price was $690,000 with the median home sale priced at $689,500 meaning that homes basically sold for full price during the year. This continued the trend of being a very solid “seller’s market”. Homes were on the market an average of 34 days. The lowest price of the year was $255,000 for a one bedroom condo on Cabrillo with the highest priced sale of the year being $1,130,000 for a duplex on Arlington. The majority of the home sales were single family homes and several were beautiful historic craftsman homes which is what makes this neighborhood in Torrance so special.

Market Update – Torrance Home Sales and Prices for November
Take a look at all of the homes sold throughout Torrance in November 2019. There were 90 on market home sales with an average days on market of 47 and a median days on market of only 14. The median “list” price was $799,900 with the median sold price at $802,000 indicating a very strong seller’s market. The lowest priced home sale for the month was at $276,000 for a smaller one bedroom condo in the unincorporated area of Harbor Gateway (technically not part of Torrance but a Torrance mailing address) with the largest price of the month at $2,600,000 for a newer built 5 bedroom single family home in the Seaside Ranchos area (Candy Cane Lane this time of year) in South Torrance.

Old Torrance Real Estate – The Year in Review 2018

As we wind down 2018 it’s time to take a look back at the year in real estate here in Old Torrance. 2018 was another banner year with no end currently in site for the continued increase in prices and demand. 2018 saw 88 on market sales (list does not include income/multi unit properties) with an average list price of $684,000 and an average sales price of $682,000. Given that many home sellers listed for peak or record prices it’s a sign of a sellers market when homes sell for just under list prices. The lowest priced sale of the year was $315,000 for a one bedroom condo on Cabrillo. The highest priced home sale of the year was $1,000,000 for an extensively remodeled 2100 sq foot single family home located at 2405 Apple. See the current homes for sale in Old Torrance CA.
