Old Torrance Home Prices in April – Median Price of $950,000

Welcome to the month that was for real estate in the Old Torrance neighborhood of Torrance CA.  April was a great month for both the number of homes that sold as well as the prices that they sold for.  There were 8 closed home sales during this past month.

The median list price for the homes that sold during April was $894,000 with the median sold price an impressive $950,000.  This meant that properties generally sold WELL above the list price.

Home Sales and Property Prices in Old Torrance in October

October was a great month for home sales in Old Torrance and the Torrance CA real estate market in general.  9 homes, townhomes and condos sold during the month which is a very solid number but a definite dropoff from the incredible 15 homes that sold in both August and September.

Homes We Like – 1716 Watson Avenue in Old Torrance

The home at 1716 Watson isn’t anything spectacular but we like it as it still retains some of it’s original charm but is somewhat of a blank slate for the future owners. This is a 3 bedroom 1 bath house with almost 1,400 square feet and is priced at $779,000.  One potential drawback is the location…as it’s across the street from Torrance High School.

Choosing a Realtor – Advice for Home Sellers in Old Torrance and the South Bay

Deciding to sell your home is a very big decision.  Whether it’s the home you’ve lived in for 30 years, a rental property, or a secondhome…..it’s a big decision with a lot of implications.  Choosing the right realtor is critical.  It’s not necessarily just about getting the highest price (although that’s usually the priority) but also about who can make the process the least stressful, who you can trust to put your best interest ahead of theres, who can help you navigate the challenges that lie ahead.

While all of that is very important the bottom line is usually…..the bottom line.  Getting the most for your home means doing what it takes to stand out, to look sharp, to capture the attention of prospective buyers.  It’s important to do a little research…even when a friend or colleague gives you a name.

So where to start?

Our advice as to the first thing to do when researching a listing agent is look up some of their old listings.  There’s such an obvious disparity between the good listing agents and mediocre (or just plain bad) realtors that it’s usually not too difficult to determine which is which.  Ask to see their past listings to see how they helped prepare the home, how they presented the home, and whether they took pride in their work.  Every agent wants to get a home sold, but great listing agents understand that each listing is a reflection of them and their level of expertise and professionalism.  Looking over past listings it’s easy to see…..did they simple snap a few pictures or did they use a professional photographer, did they create any video to make your home stand out, did they take the time to prepare the home for both photos and showings/open houses (i.e. did they have everything looking it’s best or were they too lazy to move the trash can out of the photo).

Once you see who puts the extra effort you can start interviewing from there.  You’ll know the good or great ones quickly and equally important…you’ll know who is just going through the motions or just plain bad at what they do.

March Home Sales in Old Torrance CA

Although it was a slower month for home sales in Old Torrance we still saw several homes close escrow.  March saw 6 home sales in Old Torrance.  The median asking price was  $749,500 with the median sold price of $756,000 indicating a market very favorable to sellers.  The average price per foot was $457.84 and the median days on market was only 10 before going into escrow.

2019 Real Estate Recap – Home Sales and Home Prices for Old Torrance

2019 was a solid year for real estate and home sales in the Old Torrance neighborhood of Torrance CA with 96 on market home sales during the year.  The median “list” price was $690,000 with the median home sale priced at $689,500 meaning that homes basically sold for full price during the year.  This continued the trend of being a very solid “seller’s market”.  Homes were on the market an average of 34 days.  The lowest price of the year was $255,000 for a one bedroom condo on Cabrillo with the highest priced sale of the year being $1,130,000 for a duplex on Arlington.  The majority of the home sales were single family homes and several were beautiful historic craftsman homes which is what makes this neighborhood in Torrance so special.
