2021 Year in Review – See All of the Homes That Sold in Old Torrance

Welcome to the year that was for real estate in old town Torrance.   2021 was a great year for home sales and prices with 130 homes, townhomes and condos selling in this historic part of Torrance.  The average list price for the year was$5751,000 with the average sold price being $769,000 meaning that in general homes sold well over what they were listed for.  It was definitely a “seller’s market”.  Homes averaged only 17 days on the market before going into escrow.

Understanding Earnest Money

What is earnest money?

In Old Torrance buyers usually put in a 3% deposit, or earnest money, into escrow. These funds usually get wired and normally it gets put in within 3 days of seller acceptance of an offer. The funds do get deposited, but are usually refundable while the contingencies (inspection, loan and appraisal) are in place. Those timelines are negotiated during the offer/counter offer process.

Only 51 Homes for Sale in All of Torrance as of 11/25

It’s been clear for months that the inventory of “active” listings in the South Bay and Torrance has slowly been declining.  According to realtor and Torrance specialist Keith Kyle with Vista Sotheby’s International, “this is the lowest number of active listings that I can ever recall dating back beyond ten years.  We have seen this lack of available housing inventory in over a decade.”

Each month both closed home sales and new escrows are at peak numbers but “new” listings just can’t keep up with the unceasing housing demand.  As of Thanksgiving,  there are only 51 active listings on the MLS in all of Torrance which is not good for buyers in any way shape or form.  Last October there were 88 homes for sale which was historically lower than normal.  This is definitely not good news for Torrance home buyers and is certainly not going to help with the housing crunch and unceasing demand.  See the Torrance real estate trends over the past 15 months to see just how low that is in comparison.
