Torrance Real Estate Update – May 2020 Home Sales and House Prices

The real estate market numbers are in for May and they paint a very interesting picture. The number of home sales during the month was way down with only 49 total on market closed escrows. Compare that with 123 home sales in May of 2019 and it’s hard to dispute that the concerns and uncertainties of the coronavirus hasn’t had a major impact. That being said the prices were very impressive indicating a very strong seller’s market.  One very interesting number was pending home sales.  The pending home sales in Torrance jumped from 45 to 100 between April in May indicating a quick return to the normal hot market in Torrance.

The median list price was $789,900 while the median sold price was $810,000 meaning that most homes sold well higher than the list or asking price. Average price per foot of the homes that sold was $527.

Is the Torrance Real Estate Market Bouncing Back?

Torrance real estate is always pretty solid as there’s just so much demand for homes in the area.  As the most diverse city in the area with the biggest variety of homes and price range, it also is a bit insulated from factors that might impact one specific type home or price point.  Having said that the number of homes that have sold in May and April were dramatically down from the previous year.  May saw a 60% drop in the number of homes that sold from a year earlier.  May also had a very positive trend however with the number of pending home sales  (homes in escrow) going from 45 in April to 100 in May which should indicate a big rebound in June and July closed sales.

Compare that with Redondo Beach home sales and pending escrows for another idea of how quickly that’s rebounding.  Redondo Beach saw 40 pending sales in April but only jumped to 55 in May.  While Redondo Beach real estate is somewhat of a different animal, it does help show how strong the Torrance real estate market appears to be.

Torrance Real Estate Recap – April 2020 Home Sales

Unlike most other South Bay cities, Torrance didn’t see nearly as significant a drop in the number of home sales in April.  Some neighboring towns saw a 60% drop in home sales compared with the year earlier.  Torrance seemed to be the exception with 81 homes sold in April compared with 99 a year earlier.  That’s still a significant drop but, as mentioned, much better than others.  The average days on market was only 24 before going into escrow and median sales price for the month was $792,000.

Homes We Like – 1716 Watson Avenue in Old Torrance

The home at 1716 Watson isn’t anything spectacular but we like it as it still retains some of it’s original charm but is somewhat of a blank slate for the future owners. This is a 3 bedroom 1 bath house with almost 1,400 square feet and is priced at $779,000.  One potential drawback is the location…as it’s across the street from Torrance High School.
