We wanted to wish you a very happy Labor Day from Old Torrance Homes, Vista Sotheby’s and Torrance realtor Keith Kyle

Pending home sales just keep going up which means that the closed sales will follow the same trend line. July was the 4th straight month that the number of pending homes sales increased. July saw 132 pending home sales which was the highest number since August of 2019 that saw the same number. View the homes that sold in Torrance during July.
July was a big month for home sales and home prices in Torrance and a big improvement over a very slow spring that was hampered by the impacts of the coronavirus. There were 106 homes closing escrow during the month compared with home sales in May in which only 46 homes sold due to the uncertainty of the coronavirus situation. The median “list” price was $875,000 with the median “sold” price at $866,000 meaning that most homes sold very close to full asking price. The median price per foot was $535.77.
Old Torrance had 8 homes sell at a median sold price of $717,450.

One of the greatest aspects to Old Torrance is the historic feel and the historic homes. Classic craftsman homes, 1920’s beach bungalows and
more are what makes this a unique part of the South Bay.
While not in Old Torrance, the home at 156 Camino De Las Colinas in the Hollywood Riviera deserves our attention just the same. This is a beautifully renovated 1926 historic home.
The home harkens back to the days when the “Hollywood Riviera” got it’s name. This ocean view home with Spanish inspired architecture features 4 bedrooms, 2.5 baths and intricate detailing throughout.

It’s been an unusual year for real estate in Torrance and the neighborhood of Old Torrance. How could it not be with all that’s going on in the world. Pandemic, protests, and the economy are bound to play a role as confidence is such an integral part of when people buy or sell homes. The chart below shows the past 15 months of real estate in Old Torrance. The light green bar is the number of “active” listings each month with the red line being “pending” home sales and dark green being the number of homes that have sold in Torrance each month. June jumped up nicely from the ONE home sale in Old Torrance during May. There were 10 home sales in June and just as importantly 11 homes went into escrow meaning the July home sale number should be even better. As we’ve noted on our real estate recap, June was a nice rebound month for home sales in Old Torrance. Anything would be a good month compared with May which only had one home close escrow the entire month. The one home sale was a single family home on Del Amo Blvd that was listed and sold for $775,000.
