Old Torrance Real Estate Report for July 20251542 Post Ave Torrance CA

Welcome to the month that was for real estate and home sales in the charming neighborhood of old town Torrance.  There were only 3 closed homes during the month with the notable sale of  1542 Post that closed well above asking price at $1,705,000.

Search the current homes for sale in Torrance

The average “list” price of the homes that sold  was $1,364,666 with the average sold price at $1,291,817.  The sale price being well below list price doesn’t necessarily indicate much with only 3 sales, but the market does seem to be cooling.

The average dollar per square foot for the homes that sold was $643.  Days on market, or DOM, was a fairly brief 30 before selling and median days on market was only 18 days on market

Take a look at the 61 homes that sold in the neighborhood of Old Torrance last year.  Prices were impressive with an average sold1016 Amapola Torrance price of $848,707.  Homes averaged a very brief 36 days on market before going into escrow. The average price per foot for the Old Torrance homes that sold was $653.

The top home sale of the year was a large single family home located at 2312 Santa Fe Avenue that sold for $1,498,000.

The lowest priced sale of the year was, not surprisingly, in a 55+ building.  The one bedroom condo in the senior condo complex of the Meridian at 2742 Cabrillo Avenue Unit#205 closed at $395,000.

See the Homes that Sold in Torrance During November

Welcome to the real estate recap for the homes that sold in Torrance CA during November 2022.  Things continued to cool last month in terms of the number of homes that sold but home prices continued to impress.  There were only 61 homes that closed escrow during the month which was down from 76 in October and 86 sales in September.  Compared with the peak summer month of 112 homes that sold in July and you can see how slow the market was.

Only 4 of the homes that sold were in Old Torrance (in blue below)

Torrance Real Estate Update for November 2022

The average “list” price  was a very impressive $981,14 with the average sold price at $972,692 which was down a bit from October’s average price of $1,045,073.

The average price per foot for the month was $636 which was slightly lower than in October. The average days on market was a short 32 before going into pending status.

1226 Beech The Top Home Sale of the Month in Old Torrance

The top sale of the month in Old Torrance was a historic 1930 Spanish bungalow with an additional 2 bedroom + office ADU on one of old Torrance’s great streets.  This one was a testament to a hot market as they were originally priced on the lower end but still appropriate…..despite that the home sold for $305,000 over list price.   The home was very well maintained and upgraded but it was by no means newer construction and this is a huge price for Old Torrance.  Congrats to the sellers and good job by the listing agents!
